This property is tucked away on the corner of East Prospect Avenue and University Drive, which puts you close to Beaver Stadium, The Bryce Jordan Center and just a short walk to a Loop bus stop. Thank you for your review. Yes, you are correct all of our properties we manage are off-campus housing as we are not the dorms of the university property but apartments that are in the town of State College which is off-campus and not the property of University Park. Most of our options are one bathroom apartments. We do have other properties that have your own private bathroom if you would like to look over our company website. Thank you for living with us!

|Recommended: YesPretty nice — The place itself is pretty nice, the internet is pretty bad. The walks to campus aren't too bad at about 20-25 minutes to classes. You can only hear sound for the most part from the stairs or if somebody is jumping around on the floor above you.

|Recommended: YesNice — Quiet, except for the main road, can't hear neighbors above or to the side, which is nice. Parking lot has very tight parking spaces. Apartments are nice and fairly big. Lots of space, kitchen is small though. The walk to campus isn't too bad, not far from a white loop stop. Overall, Sutton Court is pretty nice.

|Recommended: YesPretty Okay — Living here so far has been pretty good. When I first arrived, I found used Q-tips in my dresser, which was gross especially considering COVID. I have no idea how well they cleaned my apartment before I moved in. There was also small amounts of mold on the blinds. I got pre-furnished, and the furniture is pretty nice, considering it is a college apartment. The kitchen has a few things wrong like I can not open the washing machine because it hits the fridge this probably won't be the same in all units, or at least I hope . The oven is too close to the wall that it scraps the wall when opening the door. And the backsplash was covered in food as no one had ever cleaned it. While people in this building are pretty quiet, the exception being weekend, you can still hear people. I can hear people putting dishes away, I hear them on their phones with friends, and I mean CLEARLY the whole conversation. For the most part, people here are really quiet compared to other college apartments. This is the quietest I've lived in so far. Once you get over those things about it being dirty and clean it yourself, the place functions and it pretty spacious. The only other issue I had was no one told me anything about mail, laundry, or trash when I picked up my key. I had to figure that out by watching other people and search the building for laundry.

|Recommended: YesGreat place to live, and location is not too far from downtown — Rent is relatively cheap to get your own bedroom but definitely worth it to live a little farther off campus.

|Recommended: YesNice size apartment, small kitchen, and grounds stairways could have better upkeep. — The parking spaces are incredibly tight and you are prone to vehicle damages due to reckless drivers parking next to you. I have personal experience with this matter and will have to pay hundreds to fix. The kitchen is very small and there is not a lot of counter space. The dishwasher barely works, and the stove oven is older and has bent oven plates. The room size is great for singles, and the living room space is large and roomy. The stairway was not maintained well. Overall for my price per month, great apartment. Could just use a few improvements.
